Begin by emailing a copy of your contract to OFN. We'll review it and initiate the escrow process, providing guidance on what comes next.
Process & Procedures Form
Fill out our Process and Procedure Form, specially designed for creative finance transactions like wrap mortgages and subject-tos. This form helps us understand and cater to the specific needs of your transaction.
Provide Essential Documents
Along with the form, submit essential documents such as the most recent mortgage statement. This information is crucial for pre-closing disclosures and ensuring the terms align with the contract.
Submission Fee and Title Order
Pay the submission fee to cover initial costs. This allows us to order title evidence and begin preparing for your closing. The fee is refundable or applicable to closing costs, minus incurred expenses.
Pre-Closing Disclosures and Addendums
Once we receive the title search results, we'll work on pre-closing disclosures and any necessary addendums to the contract, ensuring everything is set for a smooth closing.
